We are considering downsizing from a 2400 sq foot house built in 1864 to something one story, much smaller, but with character and charm in a nearby city. Been talking about this for over a year now, more like I've been listening to Mr Sheanie's pissing and moaning about the cost of this old house. If it's not the heating bills, it's the water bill or electric, or my rain barrels on the porches leaking, the size of the yard that needs mowing, the never ending home repairs, hot water heater, roof, etc, etc, ad nauseum. Literally, I'm nauseated. Like I'm very soon going to puke in his general direction if he doesn't shut the **** up.

So we started looking on line, drove to Bay City, the northeast section in particular, near the historic district, but not THE historic district, because those are mansions. We've JUST started to look. Drove there a total of 2 times, in my zippy little red Acura stick shift. First time, I drove, second time (last night) he drove. Now, I should mention right here that Mr Sheanie, while a genius and a very gentle, passionate, loving man, cannot drive my stick shift car for ****. Nor will he even try to learn, but he keeps driving it, causing me great neck pain. Alrighty then. So my knee was sore from driving it 3 hours around Bay City the night before, so he drove last night. We drove out to peek at the house we found that has some (devious) tenants currently in it, who refuse to allow the owner to take interior photos, and who thwart the realtors' requests to show it. It is a nice Arts & Crafts home, too large, but very nice. Lacking a garage, it's probably not for us.

It should also be noted that he drives to Bay City every Wednesday during the sailing season because he sails in a Lightning Fleet competitively with our daughter. I drive to BC also at least twice a week for shopping and yarn & quilting supplies. So we already drive there 4 times a week now. Mr Sheanie's dental practice is located about a quarter mile from our current home. He plans on working another 10 years before retiring.

On the way home, Mr Sheanie drops this little gem on me. He says NOW, after getting my hopes up to move, that he doesn't want to drive that far to work every day. Uh, WHAT? Well, I'm really glad to find this out before I started jettisoning my extensive fabric and yarn stash.

I'm also harkening back to when "we" packed and moved into this house. He packed a total of NOTHING. He went on a fishing trip for 2 weeks before the move while I packed like a mad woman.
 
well, hell, what a lot of to-do. or do I mean hullabaloo.

I hear, from Spiky's thread, that real estate can get kind of cut-throat. marriage too, I understand.

but the important thing is you still have all your fabric and yarn.
 
I will not jettison any payload until he sorts his **** out first. That is a certainty. The man has t-shirts older than our firstborn, who will be 29.

I have never had a problem dumping things. All I have to do is watch Hoarders on TV in order to get enthused.

We are still planning on selling this house. Moving ahead with the new roof, which has to be done due to a leak which surfaced last spring and was patched. We did extensive remodeling and repair after that fiasco, which insurance surprisingly covered. We've done so much work on this house, it's in perfect condition for someone to walk right in and take over. Hardwood floors refinished, new main bathroom, new porches front and back, plumbing, electrical completely redone, AC for the first time, furnace, new instant hot water heater. Just about the only thing I'd love to add is geothermal heat, but the next owner can bite that bullet.

This house is just way too big for the two of us. There's just too much cleaning to be done, and I need more time to quilt and knit.
 
downsizing should give you more room/time/mental energy for what you want to do. I had a hell of a time when I moved out of the only house I owned. This was two moves back and eventually I just left with lots of stuff still there. the Realtor paid someone to deal with it and clean.

paying the stupid "tax" again since had I taken the time to sort it myself a lot of it was sale-able. lawn mower, for God's sake! but I chose to walk away.

and I haven't been settled since I moved to Oregon: I have too much house and not enough yard.
