Which agent for selling my house?

The real estate agent representing us for the house we are buying is very experienced, my age, and knows our local area very well.

But I noticed another agent, located about 20 miles away, younger, a little hungrier and a bit more aggressive...which I like.

Example...the younger agent listed a property, in this town, at a price way higher than the local agents believed. But she went ahead, prior to the listing, and paid out of pocket for an appraisal (which proved that her listing price was spot on) and included that in the listing. (The house sold for asking price.). And she pays, out of pocket, up front, for a home warranty, so she can advertise that the property has appraised for $x and all systems and appliances are covered under the warranty.

The agent representing us in the purchase doesn't do those things...or at least hasn't mentioned it. And, as far as the purchase, she showed us several houses...and I found all but one of them. So I'm doing her job.

So it sounds like I should go with the younger, more aggressive person...but small town politics being what they are...I wonder if listing it with an out of area agent will cause it to not get shown by the local talent.

Nah, don't sell it yourself, too much of a headache. Besides, that's what their job is. I'd go with the younger, hungrier realtor. Sounds like she's a go-getter, knows her stuff, and is aggressive and RIGHT. She's so sure of herself she's willing to put out her own money to prove it. That's really gutsy. It says a lot about her work ethic as well.
 
Don't worry about the agent being from out of town. If a buyer's representative thinks your house might be a fit for their client, they will show it even if Jack-the-Ripper is the listing agent.
 
I was just twisting Sue's ***** - giving her even worse than the opposite of the answer she obviously wants to hear. :)

And we might need that go-getter to find us our commune - unless there is enough land at Sue's next house for us to park our trailers.
 
seems like you need to go with the more aggressive Realtor (spell check says this needs to be capitalized, really??)

a polite thing to do would be tell the other one why, in a low key way - hey, just letting you know I saw her do this and was so impressed I had to hire her.

all straight-forward and above- board, how business can be!
 
This is a business decision...explaining it is unnecessary. Go with who YOU think can get your house SOLD.

And yeah, totally get small town politics.
 
Go with young and hungry. No explanation needed. However if your agent asks why you went with young and hungry (I am a wuss) do what I do blame my husband.
