What the flyin' F is WRONG with people?

You want to sell your house...you list it...you agree to pay $500 towards repairs...it needs repairs, but you HAVE a home warranty and think it's wonderful. If you called them, it would be a $100 copay for the electrical, $100 copay for the plumbing and $100 copay for the garage door issues.

Buyer (that's me) says, "Instead of giving me a $500 credit, why don't you make those three warranty appointments, get the repairs done under warranty and credit me with $200 balance?" (There are other things that need fixing.) This would cut our repair expenses considerably, and wouldn't cost you any more than you have already agreed to pay.

And you say, "That's too much trouble...I'm only willing to credit you with $500."

WTF?

To close a deal, you won't get the work done and deduct from the $500? Do you realize that that makes you an *******?

AND...while you're listening to this rant...my former broker (not in this area) would have offered to make the call and pay the $300 out of his pocket, just to make the sale and collect thousands.

I mean...REALLY, PEOPLE!?!?
 
Our current house came with a warranty. It was like pulling teeth to get them to pay for anything!!! I had to make tons of calls and fight with every single person who picked up a phone to get anything done. Then they wanted me to renew the warranty, fat chance!
 
I would want to supervise the work myself, and not let the homeowner get away with hiring some schmuck whose work will need to be redone right after the warranty runs out. But I'm a bit of a control freak.

Nevertheless, if you call for a posse, I'm all in.
 
If I was selling I'd have that stuff fixed beforehand so I could sell for a higher price. But I'm a greedy *******.

Which is why the painters came by for a bid on Monday, and the electricians will be later today to discuss removing a dated ceiling fixture and putting in can lights over work areas, and why Mr. Sue won't be able to shut me up until he helps me take down a cabinet (and a mirror I haven't mentioned yet) in my bathroom.

We live in a small town that is a bit of a drive to anywhere. If you want a house here, you have a short list of lower priced options. Right now...if I can get this damned thing on the market...I can make some money. If it looks good, too, it will sell that much faster and for maybe a bit more.

But I have to have a place to move TO!!

The chick in the above complaint isn't ready to move. And she and her broker are bat **** crazy. So she listed for one price, got no offers, dropped the price $20k, got no offers...we came in and offered her another $18k less...she accepted, but kept worrying about the appraisal and asking if we had enough cash to cover the difference. Well, we DO have enough cash, you bimbo, but our offer is contingent upon the appraisal. The reason we HAVE cash is that we don't do dumb **** like pay (much) more than the (appraised, in this case) value of something. And, btw, if you don't think it will appraise for what WE offered, why TF did you list it for $38k more than that?
 
well, dunno but it sounds like your problems are a lot more interesting than mine. and you said "posse" so now I want to go horseback riding.

I think it is such a blessing I hadn't enough money to buy a house the last place I lived. maybe here, too. ;)

ETA: I hope you end up making TONS of money off the deal!

But I spelled it wrong. I do that a lot.
 
I'm in. But only if we go after the builder of our (13 month old) house. The ******* refuses to honor a home warranty, has disconnected phone and email etc, and claims to not be building anymore. Two weeks after we got this pleasant news, the husband discovered evidence of water damage in the garage ceiling.
 
I hate that...and remember, home warranty places are in the business of selling policies, not in the business of home repair. They subcontract out to whichever local contractor will take the crappy copay...and those are the places which don't have enough business on their own...often, for a reason.

Oh! And your builder? He will be out of business under THAT name, and IN business under a new name.

Exactly - so why do you want HER to arrange it? She has no interest in the work being done properly for long-term results.

Today, we made our FIFTH offer on a house. This one is empty and bank-owned and we offered a teensy bit over the asking price. We shall see.

Because it is HER policy and if the couple of thousand of dollars worth of work is done incorrectly (at no, or minimal, expense to me) by a licensed contractor, at least I have someone to threaten. And there is a small chance they will do some of the work correctly. If she gives me a $500 credit, the MOST I can expect is $500's worth of work.

But that deal is done.
