Wow, you are busy. You need a vacation! I need a vacation to recover from just thinking all the things you are involved with. You are always busy girlfriend.
 
Two layers is all that is ever suppose to be there. We just had ours re-roofed this year. We had them check for layers first...only had one on there so we were safe adding a second one. But whoever has to do the next one will need to strip first. Too much of a load on houses to have more than 2 layers up there.

Three is the max here...after that, you are top-heavy in an earthquake.

I assume three is OK in SoCal because it essentially never snows.

We got reroofed with a 50 year steel roof that is supposedly 1/5 the weight of shingles. Looks nice too, IMHO - like Spanish tile but much less bulky. This is an OLD picture from an interim stage that the house was at in remodeling, but the roof can be seen.

Wow I am used to flat metal roofs and country style. I never would have guessed that was a steel roof.
 
Our neighborhood is full of Spanish-style clay tile roof - they are heavy as ****. This stuff is light as a feather - there is insulation under it of course, and it "breathes" without a fan. Keep in mind, we hardly ever get below 32 here - maybe 10 nights a year it gets to 28. And yet it doesn't look out of place at all.

Yeah we had concrete tile in Arizona. It was either the flat cedar shake kind of looking things or the spanish tile and I remember how heavy they were.

Steel roofs are awesome but much more expensive than traditional shingles here in the Midwest. They last forever and on the right house with proper color selection, look awesome, but I didn't know they were forming this product into Spanish style tile.

BTW, are these noisy when it rains or does the foam type insulation under the steel stop the "pinging" sound?
 
Spiky, I searched and searched this morning for your remodeling reality show on the telly and couldn't find it.:) sounds like it would be a great it for all of us to watch. I can't imagine trying to live in all that insanity while in progress.
However, if you were not there you would miss the Chinese guy invading your garbage space.

Scott, I've got a metal roof that looks like the pics you posted - except mine is brown. They are a tiny bit louder than shingles, but not really bad. sometimes, I can not tell it is even raining.
 
Ours are coated with sand - it doesn't ping in the rain (struggling to actually remember what "rain" is).
Did I mention that I hate you California people? :p

I seriously would love to move to Cali, but finding a job that would allow me to live there is very difficult. I need at least $200K a year to keep whole, and I find that these high cost of living areas really don't pay anymore than lower cost of living areas in the US. So if any of you can hook me up, please do!!! :D BTW, I am expecting an offer for a Director of Manufacturing role in Chicago this week. Just have to see if we can work out all the necessary details (relocation package that pays selling costs, costs on purchase, temporary living for up to a year since our home is going to be a tough sale with 10K job cuts in an area of a half million people, and a compensation package for an area 20% more expensive than mine). I like visiting Chicago on occasion but if I have to relocate I really prefer Cali, Oregon, Washington, Atlanta or coastal Southeast so if it doesn't happen I have severance money to last a while...so I am torn on this job. Good opportunity but not sure I want to jump at the first offer or if I want that area.

oh well...sorry...don't mean to hijack this thread.

Our house was built in 97 and we had to have flashing around a vent repaired last year because it was leaking, so a new roof will probably be needed in the next five years or so. If we knew we would be here long run I would do a steel roof. We have a Cape Cod/farmhouse style home that is white siding with a brick front. It isn't too dissimilar to the first house in my picture other not as complex porch and brick under the porch, so a steel roof would look great and I know they are long lasting.
 
We are currently in VA (just got her a couple of hours ago) for work for me (3 days in my actual office, then 2 days at the annual meeting of patent geeks), followed by 5 days of visiting friends and family, and driving to where Charles' family is from in SW VA, and driving on Skyline Drive in the Shenandoahs leaf peeping on the way back to Dulles.

Then when we get back home, there will be a big push to finish a zillion projects on the house, and put it on the market and get the hell out of Silicon Valley - which has become too expensive for us too. We are looking forward to buying an upscale RV, and spending a year or so driving around the country, visiting all the National Parks, and trying to figure out where we are going to move to for retirement. And then probably go through the whole f'ing remodeling process all over again - Charles says he has one more house left in him. And this time, we'll have the RV to live in during the process and NOT have to live in the house while it is under construction.
